How Much Does a Deep Clean Cost in Metro Vancouver? A 2026 Price Guide

Bedroom count is the unit everyone searches with, and it is a rough proxy at best. Bathrooms and condition move a deep-clean quote further than bedrooms do. Still, it is the number you have in hand, so here is the ladder, priced at $50 to $55 per cleaner-hour.

Read the second half of each line, not the first. A flat rate that does not divide back into a sensible number of cleaner-hours is a rate someone guessed at. If a company quotes your two-bedroom condo at $600, that is 11 cleaner-hours of work, and the fair question is what they plan to do for eleven hours.

Clock time is a different number again. Most of these jobs run two cleaners, so the three-bedroom that costs six to eight cleaner-hours is three to four hours with your door open, not a full working day. Ask for both figures when you book. The one that affects your afternoon is the clock time. A deep clean is a standard clean plus the backlog. The standard visit handles what you see: floors, counters, bathrooms, mirrors, kitchen surfaces. The deep version adds what has been accumulating behind and underneath, which is why it costs more hours rather than more product.

Included in a P&J deep clean: tile grout scrubbed, hard water deposits removed, shower doors and their tracks cleaned out, faucets and showerheads descaled. Bathroom exhaust fans and vents, ceiling fans and light fixtures, air vents and returns, blinds. Mattresses vacuumed and flipped, inside dresser drawers, door frames, switch plates, crown moulding and trim, and accessible interior windows.

Now the part the other price guides get wrong. Every Vancouver cost page I checked while writing this counts inside the oven, inside the fridge, and baseboards as standard deep-clean scope. At P&J they are add-ons, and so are range hood degreasing, window sills, fireplace mantels, and wood furniture polish. That is deliberate. The five that eat the most time are the oven, the fridge, the range hood, the baseboards, and the sills, and folding them into every quote either inflates the price for people who do not need them or quietly shortens the time spent on everything else.

The practical consequence is that a $300 quote and a $520 quote on the same three-bedroom can both be honest. Before you compare two numbers, ask each company to itemize the same five jobs: inside the oven, inside the fridge, range hood degreasing, baseboards, and window sills. If one of them will not, you have learned something useful about how the visit will go.

The most common budgeting mistake is assuming the deep clean is a better version of the standard clean, done by someone trying harder. It is not. Both visits use the same products and the same people. A deep clean is about 1.7 times the cleaner-hours, spent on surfaces a maintenance visit is not scheduled to reach.

On a 1,400 to 1,800 square foot three-bedroom that works out to $180 to $240 for the standard visit against $300 to $440 for the deep one. On a one-bedroom condo it is $130 to $180 against $230 to $330. The premium is $100 on the small end and $200 on the large, and it is buying grout, scale, vents, tracks, and trim.

That distinction matters because it tells you when to stop paying it. A deep clean clears a backlog. Once cleared, it does not come back at the same speed, so the correct next purchase is a standard visit rather than another deep one. Square footage is the easiest input to collect and one of the weaker predictors. Two 1,600 square foot homes can sit 90 minutes apart on the same scope, and the reasons are consistent enough to price.

Condition is the big one, and it is measured in months rather than adjectives. A home cleaned six weeks ago prices at the bottom of its band; the same home 12 months on adds one to two cleaner-hours, because grout, scale, and vent dust do not build in a straight line, they set. Bathrooms, a shedding pet, and a third level are smaller and steadier: each is roughly half an hour to an hour of extra work, and you can total them up before you call anyone.

Building access is the input nobody outside this region prices. A deep clean in a Burnaby or Metrotown tower often means booking an elevator window, waiting on a loading bay slot, and finding visitor parking that fits a supply cart. That is 15 to 30 minutes across the team before anyone opens a bottle, and an honest quote either includes it or tells you it is excluded.

Hourly pricing looks like the safer choice on a deep clean, because the scope is uncertain and paying only for time used sounds fair. Then the minimum arrives. Metro Vancouver hourly rates run roughly $40 to $65, and at least one local company publishes deep cleaning at $44 an hour with a six-hour minimum booking, which means a studio that genuinely needs five cleaner-hours is billed for six regardless.

At $44 an hour that is a $264 floor. The same studio at a flat rate starts at $230, so an hourly rate that looked cheaper per hour can arrive about $34 higher on the invoice, and only a job past five cleaner-hours makes the hourly structure the cheaper one. That is why the minimum matters more than the rate.

There is a second question worth asking that almost nobody answers on their pricing page: does the minimum count cleaner-hours or clock hours? A six-hour minimum billed as clock hours with a team of two is twelve cleaner-hours of billing on a job that needs five. Ask which one it is before you book, and get the answer in writing.

Hourly does have a real use. Some requests are genuinely open-ended: spend the time you have on the kitchen and the two bathrooms, leave the bedrooms. That is buying a block of labour, and hourly is the honest structure for it. Ask for a defined scope finished instead and you are buying completion, which is what a flat rate prices.

The honest answer depends on a single input: how long since the last full clean. Under three months, a standard visit will get you most of the way and the deep-clean premium is largely wasted. Past six months, the backlog is real and a standard visit will run over time and still leave the grout and the vents.

Run the year out and the picture gets clearer. On a three-bedroom, a deep clean at $300 to $440 followed by biweekly standard visits at $160 to $215 comes to roughly $4,460 to $6,030 in year one, of which the deep clean is about 7 percent. In year two there is no deep clean, because there is no backlog left to clear. That is the shape of the purchase: front-loaded, once.

Skipping the reset and starting cold on recurring is the alternative, and it is not free either. The first two or three visits run long, the crew triages instead of finishing, and the backlog items get deferred visit after visit. You pay for the hours either way; the deep clean just puts them somewhere useful.

A surprising share of people pricing a deep clean are actually pricing a move-out clean and do not know it yet. The tell is who inspects afterwards. If the person walking through is you, a deep clean is right. If it is a landlord, a property manager, or a buyer's agent, the scope changes.

A move-out clean assumes an empty home and includes items a deep clean treats as optional: inside the oven, inside cupboards and drawers now that they are empty, and the full interior detail an inspection actually checks. On a three-bedroom that is roughly $350 to $495 against $300 to $440, so the gap is $50 to $55.
